The Home Buying Process

The Home Buying Process can be broken down into seven digestible steps.

The Seven Steps of Buying a Louisville Home

Step 1: Decide To Buy

For most of us, buying a home is the greatest investment we will ever make.  This is a significant decision and should not be taken lightly.  We realize how important this is to you. Our goal is to make this process as smooth as possible regardless of how complicated it can actually be.

Step 2: Hire Your Real Estate Agent

The importance of hiring the right real estate agent cannot be overstated.  The buyers agency relationship has enormous for you as our agents take on a fiduciary responsibility of you, our clients, in representing you in the process of buying your Louisville Home. As detailed on our buyer agency page, when a seller lists their home, they are represented by the listing agent. It's important you are represented as well by someone you trust.

Step 3: Hire A Mortgage Professional

A Mortgage Professional should have your interests at heart when it comes to which loan is right for you.  if you don't have a mortgage person you are currently working with we have a list of people to choose from and it would be our joy to help you find the mortgage person that is the right fit for you. Your lender will then help you get pre-approved so you know the price range of the house you have the financing to purchase.

Step 4: Search for Homes

Searching for your dream home on your own can be a time-consuming experience. We have a couple of ideas to help help with this. Before you start looking for a home ask yourself a few questions like, Where do you want to live? Are there particular neighborhoods or communities that you like? What kind of house would you like (need)? Are you looking for a particular style? How many bedrooms and bathrooms do you want?Is a home office a necessity? Do you need a bonus room or flex-room? Do you entertain often? Is a home suitable for entertaining something you're looking for? Do you want a yard, pool, Ocean view, gated or guard gated community? These types of questions will help you narrow your search to the homes that will best suit your needs. Then your real estate agent can get you into these properties to see them and help you desire which one is your dream home.

Step 5: Make an Offer

Once you've decided this is the home you want, it's time to make an offer.  your agent will write up an offer to purchase. This is the document where you offer the price and the terms to purchase the home from the seller. Your agent now becomes your greatest ally during this part of the process as they are now your advocate during the negotiations.

Step 6: Coordinate The Paperwork

Inspectors need to be hired, deadlines need to be kept and everything has to be orchestrated to get to the closing on time without any problems.  We are big believers in models and systems.  Shaunta Hamby, our office manager works tirelessly executing those systems to ensure your closing happens without a hitch.

Step 7: Close On The Home

The close or, "the closing table is where you, the seller, and the agents and the lawyers meet to transition the ownership of the property from the seller to the buyer.  Congratulations on the ownership of your new home.
